Centrally located in historic downtown Annapolis, Maryland, we are the only accommodation downtown that includes parking and fresh cooked breakfast in their rates with owners living on site to ensure your safety.   Park your car, or get dropped off by Uber/Lyft, and then it’s an easy stroll from our bed and breakfast to all the sights, museums, shops and restaurants in the historic district. Flag House Inn is located across the street from the pedestrian entrance to the US Naval Academy, two blocks to the Annapolis waterfront and three blocks to the Maryland State House and all attractions.  Guests just LOVE staying with us, check out our reviews on Google or Trip Advisor. AND, we are now a Select Registry property, one of only ~300 properties in the US to have earned this designation. The Select Registry membership process requires a rigorous inspection of both the property and all aspects of our business.

COVID-19 update: we have researched and documented our practices on this web page, we also have a blog that discusses our approach.  We live on site, so you can be sure we are looking out for our own health as well as yours. We are following CDC, EPA and industry best practices for managing the house, your room and meal preparation. (September 2021 “We were in Annapolis for a 4 night stay, perfect for a leisurely introduction as our first visit to Annapolis. So glad we decided to stay with Carmel & Marty. I say this because it was like staying with friends. From directing us to our reserved parking spot back of Inn to checkout, what a wonderful visit. We were in the Commodore room. It was very quiet. All possible amenities are available, big screen TV, ceiling fan, mini-split for room temp, 2 chairs, plenty of storage space. Separate room for toilet & shower was nice for individual functions. The gourmet breakfasts could be a separate review alone. They took great care of some dietary restrictions. From carrot cake pancakes to a farmers bowl with sausage- so deeelicious. Every day served with a fresh fruit presentation, juice, a sweet and the main dish. This meal held us over to dinnertime. Car was parked all week as all attractions were minutes away walk. Many restaurants to choose from. We visited the Naval Academy twice, once for 90 minute tour and next for the museum- do not miss. Woodwind schooner, cruise up the river, Paca House, State house filled up our days. The common kitchen with Keurig, refrigerator-ice came in handy. Afternoon sweets nice by front door. Swing on front porch. Marty & Carmel super helpful in pointing out attractions and restaurants, they are always available. They really made our trip. I forgot to mention the handy charging outlets in the clock. Firm mattress. Our highest recommendation. L&M)

(June 2019): “We felt at home again on our recent stay at the Flag House Inn! Since our last visit to Annapolis in 2014, we were thrilled to book two rooms with Carmel and Marty for a long weekend and wedding at the United States Naval Academy (just across the street). Carmel and Marty have brought new life and updates to the Flag House Inn since our last stay with the previous owners. We absolutely love the location and the historic charm/furnishings—but they have added technology updates and their own personal touch. The couple have lots of Southern Living style talent, which appeared each morning at breakfast as we were greeted with hot coffee, yummy food, and great conversation! Recent Updates

April 24, 2022The large parking garage downtown will be closed for 14 months for a rebuild, starting next week – while there is plenty of parking on perimeter of downtown, you don’t have to worry about parking when you stay at the Flag House Inn, we have parking for each room on site! In two years, City Dock will be transformed into a park, replacing a large parking lot… it will be beautiful when we get there!

March-April 2022 – We are refreshing a lot of room amenities such as towels (Turkish Towels), adding drinking glasses, rubber shower mats, several mattresses and more….

March 18, 2022 – BIG news – We are now a Select Registry affiliate/member. Select Registry is a diverse collection of independent, boutique properties that deliver a level of personalized service unheard of at hotel chains and a quality of experience only a select few independent properties can attain. We are the only Select Registry property in the greater Annapolis area and very proud and honored to have earned this designation, joining ~300 other properties in the US.

December 28, 2021 – we are winding down an incredible year, with so many happy guests, great reviews (check Google & Trip Advisor), and completion of several major projects around the house.  2022 bookings are starting strong, check us out and plan a trip

October 13, 2021 – The Sailboat show starts tomorrow, and we are ready! It’s been a very busy year, we are so grateful to all our guests. We’ve mostly completed our desired renovations with a few more to go this coming off season.

June 21, 2021 – The pandemic is mostly history for now, we continue to see many guests.  While all state restrictions have been lifted, we have kept many of the increased cleaning protocols in place.

April 5, 2021 – We are seeing increasing number of bookings as people have more and more confidence to travel again.  We have kept all our cleaning protocols in place. Check us out on Instagram or Facebook to see what we’ve been up to!

Jan 16, 2021 – Happy New Year, we’ve continued to see guests who state they need a change in scenery – we’re happy to provide a quiet & safe getaway.  Indoor dining continues at 25%

Dec 19, 2020 – as the virus spread intensifies,  and we enter our quiet season, we recognize people are staying home and staying safe – that’s ok, we’ll be here when you are ready to travel again.

Oct 19, 2020 – We have updated our air purification, now, every room has their own air purifier with true HEPA filter, plus the dining room, sitting room and our living space also have air purifiers.

Sep 8, 2020- we are proud and humbled to announce we were awarded “Traveler’s Choice” designation by Tripadvisor, this is given to only the top 10% of properties in the word….

May 24, 2020 – We have a new room – the Chesapeake!  Well, it’s remodeled, not new and the new look inspired us to give the new look a new name…

April 7, 2020 – We have been closed since March 16 due to the virus – but we have kept very busy –  see our blog.  See you on the other side!

Jan 8 – Welcome to 2020! Off season means improvement season, and we are hard at work – we added insulation in attic & basement, feels much more cozy!  Next up is tweaking the fireplaces, replacing drafty back door & window and a secret surprise involving the rooms!  Shhhh…..
